We will completely manage the owner’s property with the following services.
A. Find and screen tenants.
B. Advertise your property with professional signage and on dozens of websites
C. Prepare and have the owners sign the lease as well as the tenant.
D. Collect all lease deposits, including security deposits.
E. Submit to owner, within ten days of receiving the rent, a statement of rental activity along with a check less any necessary payments.
F. Will not contract for any repairs of maintenance in excess of agreed amount except in dire necessity if the owner cannot be reached.
G. Will evict tenants who do not respect the owner’s equity, that is not paying the rent, abnormal or willful damage etc.
H. Have inspections of the property and recommend to the owner remedial work to be performed with estimates. Obviously tenant damage is brought to the attention of the tenant and a time schedule for repairs are instituted. The owner is made aware of the report to the tenant.
I. Our fee for all the above is 10% of the gross rent while the property is rented. There is no fee while the property is vacant.
J. In conclusion, manage the property as if it were our own.
